How does purchasing a property from your site work?

We make your Land buying easy.

  1. You make a down payment (via our secure website) to reserve the land you want.

  2. You digitally sign the purchase agreement and promissory not (if owner-financed).

  3. When all payments are complete, we file the deed with the County Clerk and they e-mail you your copy.

Are you a real estate agent?

No, we are not real estate agents.  We are private Land Investors. 

We search various states and counties in the USA looking for vacant land to purchase.  We add it to our investment portfolio and eventually we offer it to our VIP Mailing List first, and then on our website.

How soon can I start using my property?

You can start enjoying your land right away:

Cash Sales (Paid-in-Full)

Once your final purchase price is paid and the deed has been filed with the County Clerk, the land is yours to use as you see fit (in accordance with local zoning laws and regulations).

Owner Financing (Term Sales)

Once you have paid the deposit and documentation fees and signed the purchase agreement and promissory note – you can begin enjoying the land recreationally (in accordance with local zoning laws and regulations).  This means you can use it for camping, biking, hiking, RV and Motor Home if allowed.

You may not make any improvements to the land (buildings, structures, septic tanks, etc…) until you have paid for the property in full and the deed has been filed with the County Clerk.

Should I visit the property?

You are welcome to visit the property.  The GPS coordinates are provided in the property description.

We advise you to perform your Due Diligence before making any Land investment. 

​

All our properties are sold “As Is” and in most cases we have never seen the property in person.

​

We complete our research using the internet and public information by reviewing title and recorded deeds, and visiting county Assessor websites.

​

You are responsible to perform your own Due Diligence and make sure it is right for you before you make a Land Investment.

Are their any hidden fees when buying land from you?

No.  Unless you choose to use a Title Company, in which case you (the buyer) will be responsible for that expense.

Otherwise, there are no surprises, no hidden fees, no gimmicks.
